Second Home Visa In Thailand

You are about to see what having a second home or investment visa in Thailand means. You will see exactly how the law reads and understand how it has influenced the creation of Thailand’s latest Real Estate Certificate (R.E.C).

Thailand is one of the most affordable places to live and retire in the world, especially for a couple. Individual retirees do not get the same visa requirements as a couple or family, so why not take advantage of this special retirement visa program to enjoy an inexpensive life in Thailand?

If you are planning or want to buy a home in Chiang Mai, then the Second Home Visa is what you need. It gives you full rights to buy a property in Thailand and does not require you to give up your original citizenship. There are thousands of expats in Thailand who hold expired work permits and have to go back to their countries sooner or later. But they do not want to give up the life they have set up in Thailand with their families. The good news is that foreign nationals may qualify for a Thai second-home residence visa, provided they make an investment of at least one million Baht (about 28,000 USD) in a condominium unit or 500,000 Baht (17,000 USD) in other property.

There are a number of perks to obtaining a one-year non-immigrant visa for Thailand. There’s no need for long term commitment; you can stay for as little or as long as you like, and you don’t have to quit your job or have savings in order to do so. You can also do whatever work you want during your stay in Thailand, whether it’s freelancing, self employment, or working for an organization as an independent contractor. But there is one drawback that may be enough to dissuade many people — unless you’re on a K visa and even then the rules differ — which is the requirement that you earn at least 50,000 baht per month while in Thailand (about US$1,645).

Procedures and time frame of the Thailand Elite Residence Program

TPC has an efficient application process. Approved applicants and dependents must inform TPC seven days in advance of their request to have the visa affixed upon their arrival at the airport under normal travel conditions or at the Immigration Bureau in Bangkok.

The first step after the prospective client has contacted Henley & Partners is the completion of the initial due diligence checks. Thereafter, the client agreement can be signed and the retainer can be paid. The application for Thai residence can then be prepared and submitted. After the application is approved following a two–three-month process, the successful applicant can make the contribution. The residence visa can be issued within two weeks after TPC has confirmed receipt of the full application fee. Finally, the welcome letter can be received by the client and an appointment can be made for the visa affixation service.

Dual citizenship in Thailand

The residence permit (privilege entry visa) obtained through the TPC does not lead to permanent resident status or citizenship because it is not classified as a non-immigrant visa.

In order to apply to become a Thai permanent resident, applicants must have had a Thai non-immigrant visa for at least three years prior to the submission of the application and must have three consecutive yearly extensions in order to qualify. The applicant must also be a holder of a non-immigrant visa at the time of submitting the permanent residence application.

An application for citizenship can be filed to become a Thai naturalized citizen after holding permanent resident status in Thailand for 10 consecutive years. Thailand does not recognize dual citizenship, but there are exceptions.
